Hello, my name is Pat Gage and I have over 20 years experience in business, real estate investing and marketing. I bought my first rental home in the “D” before it was called the “D”. For those of you not from around here the “D” is Detroit, MI.
I purchased 3 more HUD homes that I repaired myself and then rented out to Section 8 tenants. After that I was hooked!
I quite my full time job shortly afterwords and continued to purchased more homes. Then I noticed a trend of increasing number of Foreclosures, again before it was a house-hold name. I learned through a mentor how to do short sales, when most people, including the banks didn’t know how or what they were. I did several hundred Foreclosure/short sale deals with the exit strategy being wholesale or buy and hold.
Then when the banks started getting smarter, or greedier, whatever the case, I once again found a mentor and got into the Pretty House business doing “Subject To” and taking over mortgages. The exit strategy was Lease With Option and that worked great. Together with my partner we were able to control over 50 Lease-Option type rentals in 5 different cities in Southeastern Michigan.
During this time I also ventured into commercial real estate investing buying some billboards and a 24,000 Sq. Ft. retail strip center. I have to say after that I was hooked on Commercial Real Estate. I liquided the Residential House company and created another company, The Block G. Group in order to purchase Multi-Family and Self-Storage facilities.
I have analyzed and looked at the proformas of thousands of opportunities over the years. Everything from 10 unit apartment buildings to complexes of 100 units plus, retail strip centers, car washes, raw land, to cell towers.
I started my speaking and instructional design career in 1998 when I was asked to develop, design and deliver training instruction for such clients a Ford Motor Company, General Motors, Lear Seating Systems and Chrysler Corporation. I still today use what I learned and continue to grow in that area by creating over 20 courses to date.
